Floor joint sealing for Sorn homes and businesses

Floor joint sealing for homes and businesses in Sorn

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed using a product that suits the floor. Common call-outs are for grout used at the floor edge instead of sealant and tiled floors with no room to move, across thresholds, skirting boards and concrete floor joints.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Each job carries a 12-month guarantee, large or small.

Why deal with it now?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges. In a place like Sorn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

A few problems are outside what sealant work can do:

  • Loose, hollow or cracked tiles, which need a tiler
  • Damaged concrete that needs breaking out and repairing
  • Structural movement or subsidence

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most homes, including the tidy-up. Somewhere like Sorn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor.
  5. We check the joints and explain the aftercare.

How to prepare

  • Tell us if parking is tricky
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work

Signs you need floor joint sealing in Sorn

Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open and they change again in summer.

People generally contact us after spotting something like this:

  • Failed seals where bathroom floors meet baths and panels
  • Worn sealant at door thresholds
  • Skirting caulk that keeps splitting
  • Floor edges that trap water and grime

Community buildings like Sorn Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

What your quote should include

  • What the quote includes, VAT included or not
  • How the surfaces are prepared before sealing
  • Whether they’re fully insured
  • What happens if the job turns out different

How to choose a mastic man

Surface by surface

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges.

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.

What affects the cost of floor joint sealing

The price is agreed before any work begins. It’s based on:

  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • The old material and how stubborn it is
  • The product the joint needs

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

What floor joint sealing looks like in Sorn

Across East Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

If you let a flat or house near Auchinleck station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
