Glazing & conservatory sealant in Sorn, East Ayrshire
Our applicators work in Sorn on glazing silicone for conservatories, rooflights, glass panels and shower screens. Old sealant removed completely, joints prepared properly.

Work for landlords, hotels and businesses
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
For anyone letting property in or around Sorn, several properties can be quoted together. Send us the addresses and the work at each.
Glazing silicone for homes and businesses in Sorn
We do not replace glass, and misting between panes means a failed sealed unit. What we do is the silicone around the glass, which is where many leaks start. We work on conservatory frames, shower screens and glass balustrade bases, and common reasons people get in touch are water getting into a conservatory at the joints and failed sealant around rooflight glass.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.
Glass-to-frame joints
Silicone at the glass edge seals it into the frame. A failed bead lets water in.
What we do, step by step
At the end, we look at the finished work together. The visit itself generally takes a few hours, depending on how many joints need doing, depending on the amount of work. For a place like Sorn, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We find where water is getting in and check whether it’s a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
How to prepare
- Clear items away from the joints we are working on
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Advice
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Windows and doors in Sorn
Sorn is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Auchinleck station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Yes. More than one area can be quoted together.
How much does glazing silicone cost in Sorn?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you seal glass balustrade bases?
We can. We cut out the failed sealant and reseal the base joint using a sealant that suits the materials.
Is it enough to run a bead over the old sealant?
Topping up is a common cause of leaks. We remove the old silicone, clean the joint and reseal.

- Glass-to-frame joints
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Keep air moving in the conservatory
- Don’t use a blade near the sealant
- Inspect the sealant on glazing annually
- Keep harsh solvents off the silicone
Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.
Do you need glazing silicone in Sorn?
Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. We find the cause before we seal anything.
Most people get in touch after spotting one of these:
- Leaks from the base of a shower screen
- Black or yellowed silicone on glass joints
- Silicone pulling away from the glass
- A quick top-up bead that didn’t last
For an older house near a landmark such as Sorn Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
