Glazing silicone for New Farm Loch homes and businesses

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How we handle glazing silicone in New Farm Loch

Glazing joints need a sealant made for glass. We use a neutral-cure glazing silicone that is suited to glass and the frame, finished with a neat, even bead. We work on rooflights, conservatory frames and glass-to-frame joints, and people most often call us about a quick top-up bead that didn’t last and silicone pulling away from the glass.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Inspect the sealant on glazing annually
  • Keep conservatory gutters clear of leaves
  • Clean glass with a mild cleaner and a soft cloth
  • Run a squeegee over the glass when you are done

Avoid scraping near the new silicone when cleaning the glass. Stick to a soft cloth.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part, and we will tell you which.

What happens if it’s left?

A quick bead over the old sealant might stop a drip for a while, but new silicone won’t bond to old and water soon finds its way back. Cutting out and resealing properly lasts. In a place like New Farm Loch, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Advice

New Farm Loch: your questions answered

Can you help a landlord with a rental near Kilmarnock station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can you do glazing silicone in New Farm Loch?

Yes. Our work covers the whole of Scotland, and New Farm Loch is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

Will resealing stop my conservatory leaking?

If the water is coming in through failed sealant joints, yes. If it’s a broken panel, failed unit or roof problem, we’ll tell you.

Do you seal glass balustrade bases?

We can. The old sealant is removed and the joint resealed using a sealant that suits the materials.

Can you replace a misted double-glazed unit?

No. We renew the sealant. A glazier replaces glass and units.

Different surfaces, different methods

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Rooflights

A rooflight faces rain and sun from above. Its sealant ages faster than vertical joints.

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Failed flashing around a conservatory
  • A frame that needs repairing or replacing

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
