Glazing silicone near Auchinleck

Common problems we fix in Auchinleck

On shower screens, constant water and cleaning products wear silicone. Mould grows into the bead and the edges begin to peel.

It’s worth asking for a quote if you see:

  • Glazing silicone that has cracked or come away
  • Leaks where conservatory glass meets the frame
  • Rooflight joints letting water in
  • Leaks from the base of a shower screen

Schools such as Cumnock Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before booking

How we handle glazing silicone in Auchinleck

Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. Common call-outs are for sealant that was laid over old silicone and failed and shower screens leaking along the wall or tray, across rooflights, shower screens and glass-to-frame joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Big or small, it’s backed by our one-year guarantee in Auchinleck and across East Ayrshire.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Condensation trapped between two panes
  • Rotten or badly damaged frames
  • Water coming through the roof rather than a sealant joint

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Glass balustrade bases
  • Glass-to-glass joints
  • Rooflights
  • Shower screens
  • Conservatory frames
  • Glass-to-frame joints

How to look after the new joints

To keep the joints looking good and working properly:

  • Open vents or windows to let moisture out
  • Clean glass with a mild cleaner and a soft cloth
  • Do not use a blade near the sealant
  • Keep harsh solvents off the silicone

Avoid scraping near the new silicone when cleaning the glass. A soft cloth or sponge is best.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below before you spot it.

What affects the quote in Auchinleck

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • The product the joint needs
  • When we can work, for business premises
  • Mould in or behind the old joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • The type of property
  • Pictures of the joints, sent by email

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Auchinleck depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
