Sorn Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homeowners, landlords and businesses in Sorn. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Damp behind the bath or under the tray
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
Bathroom resealing for homes and businesses in Sorn
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with sealant that has split, shrunk or peeled away and black mould in the silicone that won’t clean off, we can help, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Sorn: your questions answered
Do you cover Sorn for bathroom resealing?
Yes, Sorn is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Can you help a landlord with a rental near Auchinleck station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Sorn, along with the rest of our area.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Aftercare tips
To keep the joints looking good and working properly:
- Wait for the cure time we give you
- Use gentle cleaners on the silicone
- Never pick at the silicone with a blade
- Dry worktop joints after washing up
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Surface by surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
What we can’t put right
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What happens on the day
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes half a day or less for one room, longer when the kitchen is included. Around Sorn, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can

Advice
Bathroom resealing around Sorn
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Homes close to Sorn Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Auchinleck station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Around Sorn, water from a failed joint in an older stone home can soak into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.
