Bathrooms and kitchens in Craigie

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to Craigie Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Kilmarnock station, a regrout while the flat is empty is quicker than working around a tenant.

Regrouting in Craigie

We take the old grout out to a consistent depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on bathroom floors, wet rooms and shower walls, and the jobs we see most are gaps where the shower grout has gone and cracked grout along the bath or tray.

A bathroom in a place like Craigie gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a 12-month guarantee.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around Craigie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wipe or squeegee the shower walls
  • Rinse the tiles after showering
  • Use gentle cleaners on grout
  • Skip wire brushes and scourers

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.

Craigie questions

Do you cover smaller places like Craigie?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Kilmarnock station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you reseal at the same time?

Most of the time, yes. Grout and sealant do different jobs, so we renew both and include it in your quote.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What guarantee comes with the work?

All our work carries a 12-month guarantee.

What does regrouting cost?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Different surfaces, different methods

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.

What we cannot put right

We will not take on work that won’t last, so these are the limits:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles
  • Waterproofing that has failed below the tiling

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Kitchen splashbacks
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms
  • Tiled floors

Leave it or put it right?

Regrouting won’t help where tiles have come away. We’ll tell you before any work starts so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

How we quote for regrouting

Your quote is based on your job. We look at:

  • The product the joint needs
  • Any mould that needs treating
  • How many areas need sealing
  • When we can work, for business premises

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we need to know

To make quoting easier, let us know:

  • The problem you’ve noticed
  • Whether it’s a home or a business
  • The address or postcode of the job
  • A few pictures by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
