- Good tiles let down by tired grout
About our regrouting in Knockentiber
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on kitchen splashbacks, wet rooms and shower walls, and people most often call us about old grout in a dated colour and cracked or crumbling grout lines.
For a place like Knockentiber, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Questions from Knockentiber
Do you cover Knockentiber for regrouting?
Yes. Our work covers the whole of Scotland, and Knockentiber is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Knockentiber?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What goes in the corners, grout or silicone?
We seal corners with silicone. They move slightly and grout can’t take that movement.
Do you reseal at the same time?
We normally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
How long does the job take?
Most jobs take anything from a few hours to a full day, depending on the area. We will confirm how long when we quote.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across East Ayrshire.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What we’re called out for in Knockentiber
Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
Keep an eye out for these signs:
- Shower grout that has worn away
- A grout colour that no longer suits the room
- Kitchen splashback grout stained by grease
- Grout that’s cracking and breaking up
For landlords with property near Kilmaurs station, a regrout while the flat is empty is quicker than working around a tenant.
Questions to ask before booking
- What the cure time is
- Whether the sealant suits the joint
- Who turns up on the day
- What the quote includes, VAT included or not
How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outside jobs in Knockentiber need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
How to prepare
- Mention if the joints have been sealed before
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height

Honest limits
It helps to know what we can’t do:
- A structure that flexes behind the tiles
- Tiles that are chipped or split
- Waterproofing that has failed below the tiling
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
Surfaces we seal
- Wet rooms
- Kitchen splashbacks
- Bathroom wall tiles
- Shower walls
- Tiled floors
- Bathroom floors
Different surfaces, different methods
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid neat bleach and strong acid descalers on grout
- Keep the fan on after showering
- Use gentle cleaners on grout
- Keep an eye on the silicone along the edges
Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Tiles can come away if failed grout is left. By then, new grout alone is not enough so early action pays.
Why deal with it now?
It’s tempting to fill a few cracks yourself, but the patches often do not match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Regrouting in Knockentiber: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Grange Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Crosshouse Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
