Regrouting in Pathhead, East Ayrshire
We cover Pathhead for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.
- Stained grout that cleaning won’t shift
- Grout in corners that has cracked
- Crumbling grout between the tiles
Regrouting in Pathhead, done properly
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you have cracked grout along the bath or tray and floor grout that has worn and darkened, we can put it right, whatever the surface.
For a place like Pathhead, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Tiles that are loose or hollow behind
- Failed tanking or waterproofing under the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Bathroom wall tiles
- Shower walls
- Kitchen splashbacks
- Tiled floors
- Wet rooms
- Bathroom floors
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Why act early in Pathhead
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In an older home around Pathhead, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

How to look after the new joints
To keep the joints looking good and working properly:
- Have loose tiles looked at early
- Wipe or squeegee the shower walls
- Run the extractor fan during and after a shower
- Keep harsh bleach and acid cleaners off the grout
Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

Regrouting in Pathhead: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you let a flat or house near New Cumnock station, stained grout drags a rental down, and regrouting between lets puts that right. In and around Pathhead, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What else we do in Pathhead
Different surfaces, different methods
Bathroom floors
Floor grout takes foot traffic as well as water. It gets worn and dirty.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
How the visit works
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. For a place like Pathhead, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Move anything stored near the joints
- Tell us if parking is tricky
- Keep children and pets away from the work area
