Do you need bathroom resealing in Pathhead?
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
- Splits where the tray meets the wall
- Black mould in the silicone that will not clean off
If you let a flat or house near New Cumnock station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing for homes and businesses in Pathhead
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have a bead that has pulled away from the tiles and leaks into the floor or ceiling below, we can put it right.
In and around a place like Pathhead, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- Movement from a bath with loose feet or no proper support
- Cracks in the tray itself rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Kitchen worktops & upstands
- Shower trays & enclosures
- Wet rooms
- Basins & vanity units
- Baths
- Sinks & splashbacks
Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
The process
Before we leave, we go over the finished joints with you. The work normally takes a morning or an afternoon for most single baths and showers, depending on how much there is to do. For a place like Pathhead, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Clear items away from the joints we’re working on
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts

Looking after it afterwards
After the cure time, these simple habits help:
- Run the extractor fan during and after every shower
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Keep bottles off the sealant line
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What else we do in Pathhead
Pathhead: your questions answered
Do you work for landlords with property near New Cumnock station?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Can you do bathroom resealing in Pathhead?
Yes, Pathhead is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How long before the new sealant can get wet?
Normally after around 24 hours. You will get the exact cure time before we leave.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
What affects the quote in Pathhead
There’s no set price list, because jobs vary so much. What we look at:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- The number and length of the joints
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
What to tell us for a quote
When you call or email, it’s useful to know:
- Where the property is
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
Bathroom resealing around Pathhead
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Pathhead, as everywhere, bathroom resealing is only as good as the preparation behind it.

Why deal with it now?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
