Bankglen questions
Can you do bathroom resealing in Bankglen?
Yes. Our work covers the whole of Scotland, and Bankglen is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
I let a flat near New Cumnock station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Bankglen. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. In and around a place like Bankglen, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- Access and height
- The size of the job
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
What we need to know
When you contact us, these details help:
- Where the property is
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before work begins.
When something else is needed
It helps to know what we cannot do too:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units

- Shower trays & enclosures
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In a place like Bankglen, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.
What you get with us

What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Somewhere like Bankglen may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
- Wait for the cure time we give you
- Never pick at the silicone with a blade
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
What bathroom resealing looks like in Bankglen
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you let a flat or house near New Cumnock station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Martyrs Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
