Regrouting in Lugton, East Ayrshire
Problem with your tiled areas in Lugton? We cut out the old, prepare the joints and apply the right sealant.
- Grout that makes sound tiles look old
- Greasy, stained grout behind the hob
- Floor grout that has worn and darkened
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Movement in a stud wall or floor
- Tiles that have come away from the wall
- Leaks from pipes, valves or wastes (a plumber’s job)
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

About our regrouting in Lugton
When grout stays dark however much you clean it, the discolouration has normally soaked into the grout. Replacing it is the lasting answer, and it’s a chance to change the colour too. If you have floor grout that won’t come clean and greasy, stained grout behind the hob, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
All our work comes with a 12-month guarantee.

How we quote for regrouting
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- Access and height
- Any working-time requirements on site
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
To help us quote quickly, please include:
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
For regrouting in Lugton, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.
What else we do in Lugton
Different surfaces, different methods
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to a full day, depending on the area. Outside jobs in Lugton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we are working on
- Keep children and pets away from the work area

Advice
What regrouting looks like in Lugton
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Around Lugton, as everywhere, regrouting is only as good as the preparation behind it.

When to call us in Lugton
Hard water and soap leave a film on grout that’s hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
Common reasons people contact us include:
- Kitchen splashback grout stained by grease
- Dirty, worn grout on a tiled floor
- Grout stained black or orange that will not clean
- Grout in a colour the owner wants to change
Rented homes near Dunlop station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What to look for in a quote
- Who turns up on the day
- What preparation is included
- What happens if they find a problem under the old sealant
- How the colour is chosen

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Leave it or put it right?
Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
