- Grout washed out of a shower
About our regrouting in Barrmill
We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We work on shower walls, kitchen splashbacks and tiled floors, and people most often call us about grout in corners that has cracked and gaps where the shower grout has gone.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
All our work is covered by our 12-month guarantee.

Barrmill: your questions answered
Is Barrmill within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Barrmill in your area for regrouting?
Yes, Barrmill is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is resealing included with regrouting?
We normally do. Fresh grout next to old, mouldy silicone would look odd and could still leak.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
How long should I wait before showering?
The wait depends on the materials and how warm the room is. We will tell you exactly how long at the end of the visit.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What affects the cost of regrouting
The price is agreed before any work begins. It’s based on:
- The number of rooms or windows
- How much there is to do
- Whether the work is at height
- Whether there’s mould to deal with
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Whether it has been sealed before
- How we’d reach the joints
- Where the property is
- Whether it’s a home or a business
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
How to look after the new joints
After the cure time, these simple habits help:
- Open a window or run the fan to clear steam
- Don’t use strong acidic cleaners on grout
- Do not ignore a tile that feels loose
- Give the walls a quick rinse after use
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well to help it dry out.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Different surfaces, different methods
Wet rooms
New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.
Leave it or put it right?
Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. Around Barrmill, water from a failed joint in an older stone home can soak into timber and plaster.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. Around Barrmill, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- Let us know about stairs, lifts or work at height

What regrouting looks like in Barrmill
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Dunlop station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Spier's School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
