Regrouting for Ardrossan homes and businesses

What regrouting looks like in Ardrossan

Ardrossan is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Ardrossan Town station, a regrout while the flat is empty is quicker than working around a tenant.

Regrouting in Ardrossan

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on shower walls, bathroom wall tiles and bathroom floors, and people most often call us about cracked grout along the bath or tray and stained grout that cleaning won’t shift.

A bathroom in a place like Ardrossan gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

FAQs for Ardrossan

I let a flat near Ardrossan Town station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you work in hotels near Ardrossan?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will the sealant be renewed as well as the grout?

We generally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

How long does regrouting take?

A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.

Do you cover Ardrossan?

Yes. We are based in Crawley and work across South East England, London and Scotland, Ardrossan included.

Do you regrout part of a bathroom, like the shower?

Yes, we often do. The shower generally fails first, so many people regrout just that part.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Aftercare tips

To keep the joints looking good and working properly:

  • Rinse the tiles after showering
  • Check the corner silicone every few months
  • Clean grout with a mild bathroom cleaner
  • Run the extractor fan during and after a shower

We will tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

Signs you need regrouting in Ardrossan

Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

The problems people usually mention when they call include:

  • A grout colour that no longer suits the room
  • Grout in corners that has cracked
  • Dirty, worn grout on a tiled floor
  • Good tiles let down by tired grout

For site and facilities teams at buildings such as Ardrossan Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Who does the work, and how experienced they are
  • What preparation is included
  • What happens if they find a problem under the old sealant
  • Are they insured?

Choosing a sealant specialist

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles
  • Loose tiles, which need refixing first

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Bathroom wall tiles
  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Tiled floors

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Outdoor work around Ardrossan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules

Advice

What affects the cost of regrouting

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Why it’s worth doing now in Ardrossan

Regrouting won’t help where tiles have come away. We’ll tell you before we start so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

  • Experience in homes, commercial sites and hotels
  • We never seal over old sealant
  • Over 20 years’ experience
  • Anti-fungal sanitary silicone in wet areas
