How bathroom resealing works in KA22

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We are often asked to deal with cracked, shrunken or lifting silicone and leaks into the floor or ceiling below, across sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove.

What your quote should include

  • What the cure time is
  • Whether the sealant suits the joint
  • How the colour is chosen
  • What preparation is included

When something else is needed

It helps to know what we cannot do:

  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint

How the job changes by surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

KA22: your questions answered

How do I get a quote for bathroom resealing in KA22?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.
