Bathroom resealing across KA20: what to expect
Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we will send you a clear quote for bathroom resealing in KA20. We’re often asked to deal with gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.
At the end, we look at the finished work together. The visit itself normally takes a couple of hours for a single bath or shower, depending on the size of the job.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.
What you get with us
- White, clear, grey or coloured to suit, where the product allows
- 20+ years of sealant experience
- Full insurance on every job

Where we work in KA20
Homes across KA20 range from older properties to new builds, with plenty of rented property in places like Stevenston, Auchenharvie and Ardeer. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Our work covers the whole of Scotland, KA20 included. Journeys are planned ahead, and outside jobs are booked around the forecast. Coastal guest houses and holiday lets in KA20 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Stevenston: Managing a site like Glencairn Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Stevenston station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Keeping the joints in good condition
Aftercare is simple:
- Open a window or run the fan so the room dries
- Do not leave water standing on kitchen joints
- Avoid abrasive pads on the sealant
- Don’t let bottles sit on the bead
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Common problems we fix in KA20
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we are asked about most:
- Leaks into the floor or ceiling below
- Shrunken sealant along the back of a worktop
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why deal with it now?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.
Questions to ask before you book
- How hidden problems are handled
- How the colour is chosen
- What insurance they hold
- Whether VAT is included
When something else is needed
Before booking, it’s worth knowing the limits:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
- Failed grout lines across the wall
Common questions in KA20
Do you guarantee your resealing?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.
Can I choose the colour of the sealant?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
