Bathroom resealing across KA13: what to expect
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across KA13. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and people most often call us about shrunken sealant along the back of a worktop and a reseal done over the top of the old bead.
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Why book with us
- Quality sealants from Arbo and Everbuild
- We agree the colour with you first
- A sealant colour to suit the surroundings
- An ARBOMaster approved applicator

Near you in Kilwinning
Typical jobs here are in homes near Kingsway Bar, Kilwinning Academy and Kilwinning and the streets around them. Kilwinning has its own railway station: Kilwinning station. Other landmarks nearby include Eglinton Castle (1.5 miles south-east) and Kilwinning Heritage Centre (less than half a mile east). Open spaces near Kilwinning include Stevenston Loch.
Where we work in KA13
From Kilwinning, Benslie and Fergushill to its smaller places, homes across KA13 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in KA13 are chosen with that in mind.
Kilwinning: Rented homes near Kilwinning station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Kilwinning Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Honest limits
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
What we’re called out for in KA13
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Most people get in touch after spotting something like this:
- Black mould in the silicone that will not clean off
- Lumpy, uneven sealant from a DIY attempt
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
What affects the cost of bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Any working-time requirements on site
- How easy the joints are to reach
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What to tell us for a quote
To make quoting easier, please include:
- A few pictures by email, if you can
- Any access issues, like height or stairs
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
If you are in KA13 and need bathroom resealing, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.
Your questions about bathroom resealing in KA13
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Where do you work from?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you cover KA13?
We do. Our applicators work in KA13.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
