About bathroom resealing in KA21
It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include black mould in the silicone that won’t clean off and water escaping at the shower enclosure, on sinks & splashbacks, wet rooms and baths.
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
What you’ll pay
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Bathroom resealing across KA21: local notes
From Saltcoats and Auchenharvie to its smaller places, homes across KA21 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. KA21 is part of the area we cover across Scotland. Parts of KA21 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
Saltcoats: Rented homes near Saltcoats station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as St Matthew's Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Landlords, agents and businesses in KA21
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
What we are called out for in KA21
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- A messy, uneven bead from a previous reseal
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
- Black mould in the silicone that will not clean off
Why act early?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove.
Questions to ask before booking
- What preparation is included
- Is VAT in the price?
- How long to leave it before use
- What happens if they find a problem under the old sealant
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Move toiletries away from the joint
- Keep scourers and sharp tools away from the bead
- Keep the fan on for a while after bathing
- Clean with a mild bathroom cleaner and a soft cloth
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Common questions in KA21
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What do you need from me for a quote?
Tell us what needs doing and where. We will ask anything else we need to know.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints.
