Fire rated sealant for Saltcoats homes and businesses

Commercial buildings in Saltcoats

If you run a hotel, guest house or holiday let in a coastal place like Saltcoats, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Schools such as St Matthew's Academy are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

About our fire rated sealant in Saltcoats

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, gap by gap. We work on flats & HMOs, linear gaps and door frames, and people most often call us about sealant items on a fire risk assessment action list and damaged fire sealant left by other trades.

If you run a hotel, guest house or care home in Saltcoats, room-by-room resealing can be planned around guests or residents.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

FAQs for Saltcoats

Do you take on hotel work around Saltcoats?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

How do Scotland’s building regulations apply to fire-rated sealant in Saltcoats?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you fill the gap behind a fire door frame?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Tell trades working in the building that fire seals must be put back
  • Never patch a fire seal with standard sealant
  • Store the list of sealed gaps with your building paperwork
  • Check risers, ceiling voids and cupboards during building checks

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

How we quote for fire rated sealant

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • How many areas need sealing
  • How easy the joints are to reach
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Asking for a quote

When you call or email, these details help:

  • Where the job is, and your postcode
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • The type of property

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building from start to finish. Parking around Saltcoats is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before work begins. Sealant won’t put right:

  • Large holes that need a different fire-stopping system
  • Walls or floors that weren’t built to resist fire
  • Certifying a building or signing off its fire safety

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Flats & HMOs
  • Service penetrations
  • Door frames
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Linear gaps

Do you need fire rated sealant in Saltcoats?

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant items on a fire risk assessment action list
  • Open gaps behind door architraves
  • Open joints along the top of partitions
  • Ordinary sealant used where a fire-rated product was needed

For landlords with property near Saltcoats station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
