Fire rated sealant in Ardrossan, done properly
Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. If you are dealing with cracked or shrunken fire-rated sealant and ordinary sealant used where a fire-rated product was needed, we can put it right, on plasterboard & masonry, flats & HMOs and pipe & cable gaps alike.
For holiday lets, guest houses and community buildings in or near Ardrossan, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
There’s a 12-month guarantee on every job.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How it works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on how many gaps there are. For a place like Ardrossan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- We put in whatever backing or fill the product detail specifies.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Mention any parking rules near the property
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed

Do you need fire rated sealant in Ardrossan?
Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.
Keep an eye out for these signs:
- Unsealed gaps around fire door frames
- Fire seals that have cracked with movement
- Damaged fire sealant left by other trades
- Ordinary sealant used where a fire-rated product was needed
Schools such as Ardrossan Academy are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Fire rated sealant in Ardrossan: local notes
If you run a hotel, guest house or holiday let in a coastal place like Ardrossan, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. There are hotels and other places to stay in and around Ardrossan. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
If you let a flat or house near Ardrossan Town station, any gap left by new services in shared walls should be closed with a fire-rated product.

Why deal with it now?
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In a place like Ardrossan, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What the job involves on each surface
Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and record where they are.
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
Questions from Ardrossan
Is Ardrossan within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Can you tell me how many minutes the seal will last?
We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it, recording the locations and products.
Looking after it afterwards
So the new joints stay in good condition:
- Keep the record of products and locations with your fire safety documents
- Tell trades working in the building that fire seals must be put back
- Report cracked or damaged seals as soon as you notice them
- Allow for resealing whenever new services are run
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.
An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.
