Bathroom resealing for Ardrossan homes and businesses

What affects the cost of bathroom resealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • When we can work, for business premises
  • Any mould that needs treating
  • Access and height
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Bathroom resealing for homes and businesses in Ardrossan

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have water getting behind the bath panel and gaps between the worktop and the wall, we can help, on wet rooms, sinks & splashbacks and kitchen worktops & upstands alike.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Each job carries a 12-month guarantee.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. Outdoor work around Ardrossan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Do you need bathroom resealing in Ardrossan?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Look out for any of the following:

  • Water escaping at the shower enclosure
  • Splits where the tray meets the wall
  • Shrunken sealant along the back of a worktop
  • A reseal done over the top of the old bead

Schools such as Ardrossan Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why act early in Ardrossan

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In an older home around Ardrossan, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Why us?

  • Every job guaranteed for a year
  • ARBOMaster approved applicator

Landlords, agents and businesses in Ardrossan

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Wet rooms

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet
  • Keep an eye on the corners, where splits start

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
