A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Bathroom resealing in Seamill, done properly
Across Seamill, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with sealant that has split, shrunk or peeled away and splits where the tray meets the wall, we can help.
Bathrooms in smaller places like Seamill work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Different surfaces, different methods
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
When it is not the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- Water getting in through the grout rather than the sealant
- Tiles that have come away from the wall
- A tray or bath that’s cracked through
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Seamill: your questions answered
Will you come out to Seamill?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near West Kilbride station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Are you insured?
Yes. We’re fully insured.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
How long does it take to reseal a bath or shower?
It takes a morning or an afternoon for most single baths and showers. We’ll confirm how long your job needs when we quote.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
How long before the new sealant can get wet?
After around 24 hours in most cases. You will get the exact cure time before we leave.
The process
At the end, we look at the finished work together and explain the cure time. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Outside jobs in Seamill need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we are working on
- Keep children and pets away from the work area

Advice
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Seamill homes and their sealant
Seamill is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near West Kilbride station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When to call us in Seamill
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally will not clean off.
Signs it’s time to call us include:
- Black spots spreading through the bead
- Cracked, shrunken or lifting silicone
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
For an older house near a landmark such as Barony Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Questions to ask before booking
- Which colour the sealant will be
- How long to leave it before use
- Which sealant they’ll use, and why
- Whether they’re fully insured
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
