What affects the cost of bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- How easy the joints are to reach
- How many areas need sealing
- The amount of work
- The product the joint needs
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
What we need to know
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- The problem you’ve noticed
- Where the job is, and your postcode
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.
Bathroom resealing in Fairlie
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with mouldy sealant that has gone black and sealant that has split, shrunk or peeled away, we can put it right, whatever the surface.
In and around a place like Fairlie, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Fairlie: your questions answered
Do you work for landlords with property near Fairlie station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Do you cover Fairlie for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Fairlie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
When can I use the bath or shower again?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
Do you guarantee your resealing?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What we are called out for in Fairlie
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Look out for these signs:
- Leaks into the floor or ceiling below
- Lumpy, uneven sealant from a DIY attempt
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
Rented homes near Fairlie station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. Outdoor work around Fairlie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints

What bathroom resealing looks like in Fairlie
Fairlie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

How to look after the new joints
Looking after new joints is easy:
- Wipe up water along the back of the worktop
- Keep bottles off the sealant line
- Wait for the cure time we give you
- Dry the bead with a towel now and then
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
