Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Bathrooms and kitchens in Beith
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Glengarnock station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Do you need bathroom resealing in Beith?
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Keep an eye out for any of the following:
- Shrunken sealant along the back of a worktop
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
- A reseal done over the top of the old bead
For an older house near a landmark such as Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most single baths and showers. Around Beith, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit

When something else is needed
New sealant cannot fix everything, and we’ll tell you before any work starts. It will not solve:
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Kitchen worktops & upstands
- Wet rooms
- Sinks & splashbacks
- Shower trays & enclosures
- Baths
- Basins & vanity units
Landlord and commercial work in Beith
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Stick to a soft cloth and a mild cleaner
- Check the joints every few months for splits or lifting
- Move toiletries away from the joint
- Let new sealant cure fully before it gets wet
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Beith questions
Do you cover smaller places like Beith?
Yes, Beith is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do bathroom resealing in Beith?
Yes. We work across all of Scotland, and Beith is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you work for letting agents?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Do you have insurance?
Yes. Full insurance covers our work.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
