About our bathroom resealing in Longbar
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with cracked, shrunken or lifting silicone and water getting behind the kitchen upstand, on shower trays & enclosures, sinks & splashbacks and baths.
For a place like Longbar, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Honest limits
Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:
- A tray or bath that is cracked through
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Work for landlords, hotels and businesses
For anyone letting property in or around Longbar, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Run the extractor fan during and after every shower
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
What we do, step by step
The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Outdoor work around Longbar depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules
How to get a quote
Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Longbar homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Glengarnock station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Kilbirnie Auld Kirk include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Your questions about bathroom resealing in Longbar
Will you come out to Longbar?
Yes. Longbar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Glengarnock station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
How do I get a quote for bathroom resealing in Longbar?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses.
Why it’s worth doing now in Longbar
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
