How the job changes by surface

Conservatory frames

Exposed frame joints wear with the weather. A fresh bead seals them again.

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.

Glazing silicone in Longbar

Glazing silicone is a maintenance item. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. Common call-outs are for cracked silicone between glass panels and leaks from the base of a shower screen, on glass-to-frame joints, conservatory frames and shower screens.

Outdoor sealant needs a dry surface, so window work around Longbar is planned around the weather. Let us know about access to every frame, including any upstairs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for most jobs. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Getting ready for the visit

  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Why deal with it now?

Topping up old silicone can look like a fix, but new silicone will not bond to old and water soon finds its way back. A proper reseal is the lasting answer. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Why us?

  • Neat joints and a tidy finish
  • We’re fully insured
  • You choose the colour before work begins
  • Anti-fungal silicone where joints get wet

Take a look at how sealant jobs are priced or customer reviews.

What affects the cost of glazing silicone

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The amount of work
  • The product the joint needs
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.

Longbar questions

Is Longbar in your area for glazing silicone?

Yes. We work across all of Scotland, and Longbar is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Longbar within the area you cover?

Yes. Longbar is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What information do you need?

Tell us what needs doing and where. If we need more, we will ask.

Why not top up the existing silicone?

New silicone will not bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Are you fully insured?

Yes. We’re fully insured.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours, depending on how many joints need doing. We will give you a better idea when we quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you need glazing silicone in Longbar?

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the joint starts to lift.

Signs it’s time to call us include:

  • Water tracking down the inner face of the glass
  • Failed sealant around rooflight glass
  • Black or yellowed silicone on glass joints
  • Sealant that was laid over old silicone and failed

For landlords with property near Glengarnock station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Longbar homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Kilbirnie Auld Kirk, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Glass that needs replacing
  • Water coming through the roof rather than a sealant joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
