Glazing silicone in North Ayrshire: how it works
We do not replace glass and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass and that is often where the water gets in. We’re often asked to deal with leaks from the base of a shower screen and mouldy sealant around glass panels, across shower screens, glass balustrade bases and conservatory frames.
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes anything from an hour or two to most of a day, depending on the size of the job for a typical job.
- We look at the glazing and agree which joints need resealing.
- We cut away the failed silicone.
- We clean and prepare the joint.
- We apply and tool the new silicone.
- The joints are checked before we leave.
What you will pay
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What’s near Irvine
Locally, jobs take us to homes and businesses close to Irvine, Greenwood Academy and Irvine Royal Academy. The nearest railway station is Irvine station, about 1.2 miles south-west of the centre. A little further out are The Vennel Gallery (0.7 miles south-west) and Ayrshire Central Hospital (1.3 miles north-west). Green spaces nearby include Stevenston Loch.
Windows and doors across North Ayrshire
Homes across North Ayrshire range from period properties with timber or sash windows to new builds with uPVC. Walls facing the weather take the most punishment, wherever they are in North Ayrshire.
We work across all of Scotland, from the cities to the islands, and North Ayrshire is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Coastal guest houses and holiday lets in North Ayrshire can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.
Irvine: Schools such as Greenwood Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Irvine station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Structural problems with a conservatory roof
- A frame that needs repairing or replacing
- A sealed unit that has misted inside
What affects the cost of glazing silicone
You will get a clear quote before we start. It’s based on:
- How much old sealant there is and how hard it is to remove
- How much there is to do
- Mould in or behind the old joints
- Access and height
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Whether it has been sealed before
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Work for landlords, hotels and businesses
If you manage several properties in or around North Ayrshire, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
Housing providers, facilities teams and property managers book us too across North Ayrshire. Several sites can be quoted together, and we’re fully insured.
Different surfaces, different methods
Glass-to-frame joints
Old sealant is removed carefully from the glass before new glazing silicone goes in.
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.
