Bathroom resealing in KA30: how it works
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and common reasons people get in touch are mouldy sealant that has gone black and a messy, uneven bead from a previous reseal.
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work normally takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
What you will pay
What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Locally, jobs take us to homes and businesses close to The Paddle Steamer pub, Largs Academy and Largs Campus and the streets around them. Largs has its own railway station: Largs station. A little further out are Kelburn Castle (1.9 miles south) and Brooksby House (under half a mile north-west).
Bathroom resealing across KA30: local notes
From Largs to its smaller places, homes across KA30 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. KA30 is part of the area we cover across Scotland.
Largs: For landlords with property near Largs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Largs Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Why it fails
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
If you can see any of these, it’s time to have the joints looked at:
- Lumpy, uneven sealant from a DIY attempt
- Black spots spreading through the bead
- Cracked, shrunken or lifting silicone
- Two layers of silicone, both failing

For anyone letting property in or around KA30, several properties can go on one quote. Send us the addresses and the work at each.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
When something else is needed
We’ll always be straight with you, so here’s what sealant can’t fix:
- A tray or bath that’s cracked through
- Tiles that have come away from the wall
- A tray that rocks until it’s re-bedded
Why act early?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
What your quote should include
- Whether VAT is included
- What happens if the job turns out different
- What insurance they hold
- How long the guarantee is
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in KA30
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
Do you work in KA30?
Yes. We work in KA30. To book, drop us a line at info@mrmastic.co.uk.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
How long will the resealing take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
