Glazing & conservatory sealant in Largs, North Ayrshire
Glazing silicone across Largs and nearby, with old sealant always removed completely and a 12-month guarantee.
- Silicone pulling away from the glass
- Water tracking down the inner face of the glass
- Rooflight joints letting water in
About our glazing silicone in Largs
Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. If you have sealant that was laid over old silicone and failed and silicone pulling away from the glass, we can put it right, whatever the surface.
Mastic can only go onto a dry joint, so outside work in Largs depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
All our work comes with our 12-month guarantee, wherever you are in North Ayrshire.

What the job involves on each surface
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.
Conservatory frames
Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Do not use a blade near the sealant
- Get a new leak looked at quickly
- Run a squeegee over the glass when you’re done
- Clear the conservatory gutters regularly
Keep conservatory gutters clear, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below long before you see it.
How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for most jobs, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- We clean the joint with a solvent that suits the glass and frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints

Your questions about glazing silicone in Largs
Do you cover smaller places like Largs?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Does living near the coast affect glazing silicone in Largs?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
How long will you be here?
It depends on the size of the job, but as a guide it takes a few hours for most jobs. We’ll give you a better idea when we quote.
Do you fit new glass or sealed units?
Glass replacement is not our trade. We reseal the joints around it and can tell you if a unit seems to have gone.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Is a special sealant needed for glass?
We pick a glazing silicone to suit the materials. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
When to call us in Largs
The wrong sealant is a common cause. Not every silicone sticks properly to glass, and acetoxy types can attack some frame materials.
Signs it’s time to call us include:
- Black or yellowed silicone on glass joints
- Drips on the inside of a conservatory window
- Conservatory leaks at frame and glazing joints
- Leaks from the base of a shower screen
If you let a flat or house near Largs station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
What your quote should include
- The length of the guarantee
- Who turns up on the day
- When the joint can take water or movement
- Is VAT in the price?
Why act early in Largs
Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the cost of glazing silicone
We don’t publish a price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- Which sealant suits the joint
- Mould in or behind the old joints
Doing several joints on one visit is generally more efficient than separate visits. We will give you a clear quote for the lot.
What to tell us for a quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- Any previous sealing or DIY work
- The rough size of the job

Windows and doors in Largs
Largs is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Managing a site like Largs Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.
