Glazing silicone in Kingarth

Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. If you are dealing with glazing silicone that has cracked or come away and leaks where conservatory glass meets the frame, we can help.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Kingarth homes and the weather

Kingarth is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. Kingarth is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

Around Kingarth, as everywhere, glazing silicone is only as good as the preparation behind it.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for most jobs, depending on the amount of work. Around Kingarth, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

Rooflights

Rooflight leaks can come from the sealant or the roof. We find the cause first.

Shower screens

A screen’s wall joint and tray joint are where leaks start. We reseal both with anti-fungal silicone.

What we cannot put right

A few problems are outside what sealant work can do:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A broken pane or roof panel
  • A frame that needs repairing or replacing

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Is Kingarth within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

We help you choose a colour that suits. The choice depends on the product the joint needs.

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Common problems we fix in Kingarth

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the joint starts to lift.

Any of these means the joints need attention:

  • Conservatory leaks at frame and glazing joints
  • Silicone pulling away from the glass
  • Water running down inside the glass
  • Leaking glazing joints on a rooflight

Historic houses such as Mount Stuart House, about 2.1 miles north, show how far back building around Kingarth goes.

Why deal with it now?

Replacing a conservatory roof is major work. Where the water is getting in through sealant renewing the joint is the simpler fix. If it’s the roof itself, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
