External mastic in Kingarth

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. We work on joints between brick and frames, façade panels and brickwork movement joints, and the jobs we see most are weeds or debris growing in open joints and rigid filler in a joint that should flex.

Outside joints can only be sealed when they’re dry, so work in Kingarth depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Every job is covered by our one-year guarantee, wherever you are in Argyll and Bute.

How to look after the new joints

Looking after new joints is easy:

  • Keep soil, plants and ivy away from the joints
  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Around Kingarth, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Kingarth questions

Is Kingarth in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Kingarth is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Does living near the coast affect external mastic in Kingarth?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Should I point up the gap in my brickwork?

No. Cement or mortar cannot stretch and the joint fails. If it has already been filled, we can normally cut it out and reseal it.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Kingarth and across Argyll and Bute. We can quote a run of properties together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What the job involves on each surface

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best year round.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so the movement is taken up.

Kingarth buildings and the weather

Kingarth is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Mount Stuart House (about 2.1 miles north) nearby, there’s older building stock in the area around Kingarth as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Around Kingarth, as everywhere, external mastic is only as good as the preparation behind it.

Quotes for external mastic in Kingarth

Your quote is based on your job. We take into account:

  • The type of sealant required
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • Access and height

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • The type of property
  • Any access issues, like height or stairs
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

When to call us in Kingarth

If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.

Keep an eye out for these signs:

  • Cracked joints where brick meets render or frames
  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked
  • Water getting into walls through failed joints

Historic houses such as Mount Stuart House, about 2.1 miles north, show how far back building around Kingarth goes, and older homes nearby need a sealant that suits their walls.

What your quote should include

  • What product goes in the joint
  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?
