Common questions in Craigmore

Is Craigmore in your area for external mastic?

Yes, Craigmore is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is external mastic in a coastal place like Craigmore any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How long does external mastic take?

A typical job takes a few hours for a handful of joints, longer for a whole elevation. We will confirm how long when we quote.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Should I point up the gap in my brickwork?

No. Rigid materials can’t move with the wall. If it has already been filled, we can generally cut it out and reseal it.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

What is backing rod for?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

External mastic in Craigmore, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on joints between brick and frames, façade panels and brickwork movement joints, and the jobs we see most are hard, crazed mastic that has stopped moving and water getting into walls through failed joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

All our work comes with a 12-month guarantee.

Different surfaces, different methods

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

When something else is needed

It helps to know what we cannot do too:

  • Damp that is not coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames

Leave it or put it right?

Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Signs you need external mastic in Craigmore

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Any of these means the joints need attention:

  • Joints with sealant missing in places
  • Moss and dirt in joints with no sealant left
  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet

If you live in an older home near Trinity Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

  • Which colour the sealant will be
  • Whether all the old sealant comes out first

How to choose a mastic man

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Quotes for external mastic in Craigmore

We quote each job individually. These are the things that affect it:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • Roughly how big the job is
  • Where the job is, and your postcode
  • What’s wrong with the joints now

External mastic in Craigmore: local notes

Craigmore is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Craigmore is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

If you look after a building such as Rothesay Academy, its movement joints, gutters and trims need looking after like any other building’s.

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
