How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows
  • Don’t paint over the silicone
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Window mastic in Largs, done properly

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We are often asked to deal with a bead that doesn’t match the frame and gaps where the sill meets the wall, across timber windows & doors, patio & French doors and window sills.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Big or small, you get the same 12-month guarantee in Largs and across North Ayrshire.

Windows and doors in Largs

Largs is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Largs Academy, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Largs station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

FAQs for Largs

Do you work for landlords with property near Largs station?

Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is window mastic in a coastal place like Largs any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Can you reach windows above the ground floor?

Normally, yes. We plan safe access before the job, so mention the height and anything in the way.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear.

Can new window sealant be painted?

Most silicone can’t be painted. Let us know beforehand, and we will use a paintable product where it suits.

How long will my window job take?

A handful of frames is a short visit, while a whole house takes longer. You’ll get a timescale with the quote.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Landlord and commercial work in Largs

We also work for property managers and facilities teams in Largs and across North Ayrshire. Several sites can be quoted together, and we are fully insured for the work.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • Any mould that needs treating
  • Whether the work is at height
  • The number of rooms or windows
  • When we can work, for business premises

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Asking for a quote

When you call or email, it’s useful to know:

  • A few pictures by email, if you can
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Window sills
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Patio & French doors

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of frames, longer for a whole house, including the tidy-up. Outside jobs in Largs need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints

Why it’s worth doing now in Largs

Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we’ll tell you. In an older home around Largs, damp from a failed joint can get into timber and plaster.
