Window mastic in Millport

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you are dealing with hard, cracked sealant around windows and draughty joints inside around the window, we can put it right.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You get a one-year guarantee, the same in Millport as everywhere else we work.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. Somewhere like Millport may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height

Surface by surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

Why deal with it now?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

Questions from Millport

I let a flat near Fairlie station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is window mastic in a coastal place like Millport any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How many windows can you do in a day?

Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

What does window mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can I paint over the new sealant?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

What we’re called out for in Millport

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

Common reasons people contact us include:

  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills

Historic houses such as Mount Stuart House, about 4.6 miles north-west, show how far back building around Millport goes.

What your quote should include

  • Who does the work, and how experienced they are
  • The length of the guarantee
  • What the cure time is
  • How the colour is chosen

10 questions to ask before you book

What window mastic looks like in Millport

Millport is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Mount Stuart House (about 4.6 miles north-west) are a reminder that the area around Millport has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Wipe condensation off the frames
  • Look round the frames every year or so
  • Keep paint off silicone joints
  • Wash the frames with mild soapy water

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
