Bathroom resealing in PA17: how it works

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you email us at info@mrmastic.co.uk, and we will give you a clear price before any work starts. Common call-outs are for a bead that has pulled away from the tiles and a joint torn by a bath that flexes, across kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

What affects the price in PA17

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Around Skelmorlie, our work takes us to homes and buildings near Skelmorlie Parish Church and the streets around them. Skelmorlie’s nearest station is Wemyss Bay station, about 0.5 miles north of the centre. Bathrooms and kitchens across PA17

Homes across PA17 range from older properties to new builds, and in places like Skelmorlie there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. PA17 is part of the area we cover across Scotland.

Skelmorlie: Rented homes near Wemyss Bay station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Skelmorlie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Why it fails

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Common reasons people contact us are:

  • Two layers of silicone, both failing
  • Water escaping at the shower enclosure
  • Water getting behind the kitchen upstand
  • Sealant that has split, shrunk or peeled away

What affects the quote in PA17

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • The number and length of the joints

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • How we’d reach the joints

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

PA17 questions

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

How long before the new sealant can get wet?

Usually after around 24 hours. You’ll get the exact cure time before we leave.
