Glazing silicone near West Kilbride

Windows and doors in West Kilbride

West Kilbride is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For landlords with property near West Kilbride station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. For an older house near a landmark such as Barony Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How we handle glazing silicone in West Kilbride

Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. If you have new silicone smeared over old sealant and glazing silicone that has cracked or come away, we can put it right, whatever the surface.

In and around a place like West Kilbride, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Questions from West Kilbride

I let a flat near West Kilbride station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Does the coastal weather in West Kilbride affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

How much does glazing silicone cost in West Kilbride?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

What the job involves on each surface

Glass balustrade bases

Outdoor balustrade joints face the weather. Renewing the sealant keeps water out of the channel.

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many joints need doing in most cases. Outdoor work around West Kilbride depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property

Advice

How we quote for glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • Mould in or behind the old joints
  • How many areas need sealing
  • How easy the joints are to reach
  • The amount of work

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • How we’d reach the joints
  • Whether it’s a home or a business

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before work begins.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Structural problems with a conservatory roof
  • Water coming through the roof rather than a sealant joint
  • Cracked or broken glass

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Rooflights
  • Shower screens
  • Glass-to-glass joints
  • Glass balustrade bases
  • Glass-to-frame joints
  • Conservatory frames

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Avoid scraping close to the bead
  • Open vents or windows to let moisture out
  • Get a new leak looked at quickly
  • Keep harsh solvents off the silicone

Do not use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part, and we’ll tell you which.
