Bathroom resealing in KA24: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with shrunken sealant along the back of a worktop and gaps where the bath or tray has moved, across basins & vanity units, sinks & splashbacks and shower trays & enclosures.
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Local landmarks in Dalry
Around Dalry, our work takes us to homes and buildings near St Margaret's Church, The Auld Hoose Bar and Dalry. The closest station to Dalry is Dalry station, roughly 0.5 miles east. A little further out are Dalgarven Mill Museum of Country Life and Costume (2.2 miles south) and Monk Castle (1.2 miles south). For a walk, there’s Stevenston Loch and Law Hill.
Where we work in KA24
From Dalry, Meikle Auchengree and Drakemyre to its smaller places, homes across KA24 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
We work across all of Scotland, from the cities to the islands, and KA24 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Dalry: If you live in an older home near St Margaret's Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Dalry station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that’s regrouting)
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- Any working-time requirements on site
- The product the joint needs
- How much there is to do
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
What we need to know
What to tell us when you ask for a quote:
- Where the property is
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- What’s wrong with the joints now
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

Common problems we fix in KA24
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
Common reasons people contact us are:
- A reseal done over the top of the old bead
- Mouldy sealant that has gone black
- Water getting behind the kitchen upstand
- Lumpy, uneven sealant from a DIY attempt
FAQs for KA24
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
