Fire rated sealant in Dalry
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on plasterboard & masonry, service penetrations and pipe & cable gaps, and the jobs we see most are gaps filled with a product that isn’t fire-rated and gaps left after a refit or conversion.
Work in a place like Dalry is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Dalry: your questions answered
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you come out to Dalry?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Is intumescent sealant the same as fire-rated sealant?
An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you’ll get one quote.
Can you work in occupied buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What else we do in Dalry
What we can’t put right
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Certifying a building or signing off its fire safety
- Assessing a building’s fire safety
- Walls or floors that weren’t built to resist fire
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Plasterboard & masonry
- Service penetrations
- Pipe & cable gaps
- Flats & HMOs
- Door frames
- Linear gaps
What the job involves on each surface
Service penetrations
Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service to make sure it suits the product.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Make resealing part of every contractor’s brief
- Keep the record of products and locations with your fire safety documents
- Report cracked or damaged seals as soon as you notice them
- Keep general-purpose foam and caulk away from fire-stopping gaps
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Commercial buildings in Dalry
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.
If you look after a church, hall or community building such as St Margaret's Church, service openings in its walls need the right fire-rated sealant, as in any building.

The process
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Dalry need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
How to get a quote
Asking for a quote is easy: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Signs you need fire rated sealant in Dalry
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.
Look out for these signs:
- Unsealed gaps around fire door frames
- Gaps filled with a product that isn’t fire-rated
- Cracked or shrunken fire-rated sealant
- Holes left by a change of layout
If you let a flat or house near Dalry station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
