About our fire rated sealant in Longbar

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on linear gaps, flats & HMOs and plasterboard & masonry, and common reasons people get in touch are new service routes left unsealed after building work and gaps around pipes and cables through fire-resisting walls.

In a smaller place like Longbar, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Longbar: your questions answered

Will you come out to Longbar?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do Scottish building rules affect fire-rated sealant work in Longbar?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can new sealant go over the old?

No. The old sealant always comes out first.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you fill the gap behind a fire door frame?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you need fire rated sealant in Longbar?

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.

Most people get in touch when they notice something like this:

  • Fire stopping disturbed by later work
  • Gaps left after a refit or conversion
  • Gaps where walls meet ceilings or slabs
  • Gaps around pipes and cables through fire-resisting walls

For buildings such as Kilbirnie Auld Kirk, service openings in its walls need the right fire-rated sealant, as in any building.

10 questions to ask before you book

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Ask every contractor to reseal any fire stopping they disturb
  • Keep the record of products and locations with your fire safety documents
  • Plan fire stopping into any work that goes through walls or floors
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Problems with the door itself rather than the gap around the frame
  • Assessing a building’s fire safety
  • Openings too large for sealant, which need batts, boards or another system

What the job involves on each surface

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each, and tell you if sealant alone is not the right fix.

Landlords, agents and businesses in Longbar

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Housing providers, facilities teams and property managers book us too in Longbar and across North Ayrshire. We can quote a run of properties together.

Around Longbar, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.
