About our window mastic in Longbar

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We are often asked to deal with untidy mastic left by window fitters and gaps between the frame and the inside reveal, on timber windows & doors, aluminium frames and composite doors.

Mastic can only go onto a dry joint, so outside work in Longbar depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Your job is guaranteed for a year, as with all our work.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

What the job involves on each surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Questions from Longbar

Can you do window mastic in Longbar?

Yes. Our work covers the whole of Scotland, and Longbar is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Will you come out to Longbar?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

Do you seal inside as well as outside?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Windows and doors in Longbar

Longbar is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Kilbirnie Auld Kirk include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How we quote for window mastic

The price is agreed before any work begins. It’s based on:

  • Access and height
  • Which sealant suits the joint
  • The amount of work
  • How many rooms, windows or areas are involved

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

How the visit works

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes most of a day for a typical house, less for a few frames for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in

Advice

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Clear any debris from frame drain holes
  • Wipe condensation off the frames
  • Do not paint over the silicone
  • Check the mastic once a year

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Leave it or put it right?

Resealing frames is a short job: the visit takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

What we’re called out for in Longbar

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Common reasons people contact us are:

  • Damp patches on the reveal after heavy rain
  • Rushed sealant from a window installation
  • Gaps where the sill meets the wall
  • White mastic on grey or black frames

If you let a flat or house near Glengarnock station, renewing tired window mastic between tenants heads off draught and damp complaints.
