Trusted window mastic in Gateside

Window mastic in Gateside, done properly

Around Gateside we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have old mastic that has gone black or come away and whistling draughts around closed windows, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

There’s a 12-month guarantee on every job, whatever its size.

Your questions about window mastic in Gateside

Can you help a landlord with a rental near Glengarnock station?

Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will you come out to Gateside?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Do you guarantee window mastic?

Yes, for 12 months. A yearly look at the joints helps them last.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Can you do upstairs windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

What does window mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote.

Signs you need window mastic in Gateside

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

These are the problems we are asked about most:

  • Rushed sealant from a window installation
  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills
  • Cold air getting in at the frame edge

Around Gateside, as everywhere, window mastic is only as good as the preparation behind it.

Why act early in Gateside

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

What affects the quote in Gateside

We quote each job individually. These are the things that affect it:

  • Any working-time requirements on site
  • Any mould that needs treating
  • How many areas need sealing
  • Whether the work is at height

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

Surface by surface

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Landlords, agents and businesses in Gateside

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

What window mastic looks like in Gateside

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

If you let a flat or house near Glengarnock station, renewing tired window mastic between tenants heads off draught and damp complaints.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Faulty window hardware
  • Damp coming through the wall itself rather than the frame joint
  • Rotten timber, which needs a joiner first

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors
  • uPVC windows
  • Window sills
  • Composite doors

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a morning for a couple of windows and a door. Somewhere like Gateside may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • Tell us about any water getting in

Ask for a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
