Glazing silicone in Lochranza

Why it’s worth doing now in Lochranza

Topping up old silicone can look like a fix, but silicone does not stick to silicone, and the leak generally returns. Cutting out and resealing properly lasts. Around Lochranza, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

Glazing silicone for homes and businesses in Lochranza

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that is letting water in and renew it, and if it’s something sealant cannot fix, we will tell you. We work on shower screens, rooflights and glass-to-frame joints, and the jobs we see most are black or yellowed silicone on glass joints and water running down inside the glass.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You get a 12-month guarantee, the same in Lochranza as everywhere else we work.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Water coming through the roof rather than a sealant joint
  • Frames that have decayed or split
  • A roof that has moved or dropped

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Lochranza depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Advice

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Lochranza homes and the weather

Lochranza is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Lochranza, as everywhere, glazing silicone is only as good as the preparation behind it.

What affects the quote in Lochranza

The price is agreed before any work begins. It takes into account:

  • Access and height
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • Working hours on commercial sites

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What we need to know

To help us quote quickly, please include:

  • How we’d reach the joints
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

When to call us in Lochranza

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

The most common problems we see are:

  • Failed sealant around rooflight glass
  • Split or lifting silicone on glass
  • Shower screens leaking along the wall or tray
  • Black or yellowed silicone on glass joints

Homes close to Castlekirk include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • Whether VAT is included
  • What preparation is included
  • Whether they seal over old material or remove it

Your questions about glazing silicone in Lochranza

Is Lochranza within the area you cover?

Yes. Lochranza is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is glazing silicone in a coastal place like Lochranza any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you replace a misted double-glazed unit?

No, our work is the silicone. Glass and sealed units need a glazier.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Why not top up the existing silicone?

A top-up rarely holds. Fresh silicone will not bond to cured silicone, so we remove the old sealant and clean the joint.
