Regrouting in Girdle Toll, done properly

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. If you have grout that makes sound tiles look old and grout that’s cracking and breaking up, we can help, on wet rooms, bathroom floors and shower walls alike.

In and around a place like Girdle Toll, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Give the walls a quick rinse after use
  • Wipe water off the walls when you are done
  • Clean with a soft brush, not anything metal
  • Clean grout with a mild bathroom cleaner

A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • A floor or wall that keeps moving
  • Loose tiles, which need refixing first
  • A leaking wet room membrane

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

How we quote for regrouting

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The number and length of the joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

What the job involves on each surface

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Shower walls

Showers put more water on grout than anywhere else. We replace it, and reseal the corners.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Regrouting in Girdle Toll: local notes

Girdle Toll is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Irvine station, stained grout drags a rental down, and regrouting between lets puts that right.

Common problems we fix in Girdle Toll

Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.

These are the problems we’re asked about most:

  • Grout that stays dark however much it’s cleaned
  • Grout that makes sound tiles look old
  • Grout in corners that has cracked
  • Grout that is cracking and breaking up

Schools such as Irvine Royal Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Common questions in Girdle Toll

Is Girdle Toll within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Irvine station?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How long does regrouting take?

Typically it takes a few hours for a shower enclosure, longer for a whole room. Larger jobs naturally take longer, and we will tell you how long to expect.

Can you change the grout colour?

It can. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

Should corners be grouted or sealed?

Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.

Do you reseal at the same time?

In most cases, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How do I get a quote for regrouting in Girdle Toll?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to a full day, depending on the area. For a place like Girdle Toll, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property
