Regrouting in Lands of Broomlands, done properly
Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. We work on kitchen splashbacks, shower walls and tiled floors, and people most often call us about corners filled with grout instead of silicone and good tiles let down by tired grout.
In and around a place like Lands of Broomlands, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

What sealant work can’t fix
Before booking, it’s worth knowing the limits:
- A floor or wall that keeps moving
- Tiles that are chipped or split
- Tiles that are loose or hollow behind

Leave it or put it right?
Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is Lands of Broomlands within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
How do I get a quote for regrouting in Lands of Broomlands?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
Is regrouting a chance to pick a new grout colour?
Yes. It’s the ideal time to change it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Regrouting around Lands of Broomlands
Lands of Broomlands is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you look after a building such as Greenwood Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Irvine station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
Lands of Broomlands is about 1 mile south-east of Irvine, in North Ayrshire. Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Stick to mild products for cleaning grout
- Wipe water off the walls when you are done
- Open a window or run the fan to clear steam
- Rinse the tiles after showering
Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Advice
Different surfaces, different methods
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.
