Commercial sealant in Girdle Toll, done properly
In a hotel, office or washroom, failed sealant is more than an eyesore. Cleaners struggle with it, water gets through it and people notice it. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. We are often asked to deal with mouldy bathrooms flagged at a tenancy check and whole floors of tired en suites, across student & care accommodation, welfare facilities and retail & leisure sites.
If you look after holiday lets, a guest house or a community building in or near Girdle Toll, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
There’s a 12-month guarantee on every job.

Yes. We cut out all the old sealant and clean the joint before applying anything new.

If you run a hotel, guest house or holiday let in a coastal place like Girdle Toll, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Signs you need commercial sealant in Girdle Toll
In office kitchens and tea points, joints are wet and wiped all day, so sealant there wears and stains. Worktop and sink joints are often the first to go.
The problems people usually mention when they call include:
- Failed floor-level joints in accessible wet rooms
- Repeated reseals that don’t last
- Joints that need doing before an inspection or audit
- Worktop sealant that has shrunk and stained
Managing a site like Irvine Royal Academy? Then busy washrooms and kitchens can be resealed in phases so they stay open.
Questions to ask before you book
- Whether you can choose the colour
- How the joint is cleaned and prepared
- Are they insured?
- Who turns up on the day
How the job changes by surface
Hotel bathrooms
Guest bathrooms are resealed room by room or in batches, so most rooms stay available. Each room is handed back with its cure time for housekeeping.
Rental portfolios
Between tenancies is a good time to reseal, ready for the next tenant.
The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a single washroom, longer for a whole building in most cases. Outside jobs in Girdle Toll need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by looking at the rooms and agreeing what’s needed.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- Housekeeping or site staff are told when each area can be used.
Before we arrive
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Aftercare tips
So the new joints stay in good condition:
- Ask cleaners to go gently on the silicone
- Book larger programmes for quieter times of year
- Keep extractor fans working and serviced
- Add sealant to your planned maintenance checks
Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and that is what keeps mould away.
Water from a failed shower seal can travel: into ceilings below, walls next door and service voids. Early resealing keeps it from getting that far.
Landlord and commercial work in Girdle Toll
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
