Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

Regrouting for homes and businesses in Seamill

We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on shower walls, bathroom floors and kitchen splashbacks, and the jobs we see most are grout that’s cracking and breaking up and floor grout that has worn and darkened.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Looking after it afterwards

So the new joints stay in good condition:

  • Open a window or run the fan to clear steam
  • Keep harsh bleach and acid cleaners off the grout
  • Have loose tiles looked at early
  • Wipe water off the walls when you are done

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Water coming from plumbing rather than grout
  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Regrouting around Seamill

Seamill is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near West Kilbride station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Do you need regrouting in Seamill?

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.

Signs it’s time to call us include:

  • Old grout in a dated colour
  • Shower grout that has worn away
  • Grout that stays dark however much it’s cleaned
  • Kitchen splashback grout stained by grease

If you live in an older home near Barony Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • How long the guarantee is
  • How the joint is cleaned and prepared
  • How long to leave it before use
  • Who does the work, and how experienced they are

Choosing a sealant specialist

Why deal with it now?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In a place like Seamill, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

FAQs for Seamill

Do you work for landlords with property near West Kilbride station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Seamill in your area for regrouting?

Yes. We work across all of Scotland, and Seamill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is the work guaranteed?

Our one-year guarantee covers every job, including regrouting.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What does regrouting cost?

Size, access and the old material all affect the cost. Call for a quick quote.

How long should I wait before showering?

We give you a time before we leave. The wait depends on the products and conditions so please stick to it.

What happens on the day

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a shower enclosure, longer for a whole room. For a place like Seamill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive
