Regrouting in Millport, North Ayrshire
Problem with your tiled areas in Millport? We remove the old material, prepare the joints and seal them properly.
- Grout that’s cracking and breaking up
- Discoloured grout on otherwise sound tiles
- Grout in corners that has cracked
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Regrouting in Millport
Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. Common call-outs are for corners filled with grout instead of silicone and old grout in a dated colour, on shower walls, bathroom wall tiles and tiled floors.
Bathrooms in smaller places like Millport work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Every job is covered by our 12-month guarantee.

What sealant work cannot fix
Before you book, it’s worth knowing the limits too:
- A floor or wall that keeps moving
- Waterproofing that has failed below the tiling
- Loose tiles, which need refixing first

Regrouting in Millport: local notes
Millport is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Rented homes near Fairlie station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. In and around Millport, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Millport questions
Is Millport in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Millport is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do you work for landlords with property near Fairlie station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
What does regrouting cost?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
When can I use the shower again?
It varies with the products and the room. We will tell you exactly how long when the job is done.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
How to look after the new joints
Looking after new joints is easy:
- Keep an eye on the silicone along the edges
- Keep harsh bleach and acid cleaners off the grout
- Skip wire brushes and scourers
- Stick to mild products for cleaning grout
Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What the job involves on each surface
Wet rooms
In a wet room, the whole floor gets wet, so sound grout really matters. We check the tiles first.
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
What happens if it’s left?
New grout smeared over the old does not bond well. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. Around Millport, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What affects the cost of regrouting
There’s no set price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- When we can work, for business premises
- How much there is to do
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
What to tell us when you ask for a quote:
- If someone has resealed it before
- The type of property
- The problem you’ve noticed
- Any access issues, like height or stairs
Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
