How we quote for external mastic
Jobs vary more than people expect. The main factors:
- Whether old sealant or filler has to be cut out
- How much there is to do
- When we can work, for business premises
- Whether there’s mould to deal with
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- A few pictures by email, if you can
- Where the job is, and your postcode
- Any access issues, like height or stairs
- Whether it has been sealed before
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
How we handle external mastic in Lugton
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We are often asked to deal with joints pointed up with cement by mistake and sealant pulling away from one side of the joint, on render & cladding joints, façade panels and brickwork movement joints.
External sealant needs dry surfaces, so outdoor work around Lugton is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What the job involves on each surface
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before the bead.
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
Lugton buildings and the weather
Lugton is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Lugton, as everywhere, external mastic is only as good as the preparation behind it.

What we’re called out for in Lugton
If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and make things worse.
Common reasons people contact us include:
- Weeds or debris growing in open joints
- Rain getting behind render or cladding at a joint
- Weathered mastic that no longer stretches
- Joints pointed up with cement by mistake
For landlords with property near Dunlop station, outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- The length of the guarantee
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
- Who does the work, and how experienced they are
Landlords, agents and businesses in Lugton
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Landlords and letting agents in Lugton can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
What we do, step by step
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of joints, longer for a whole elevation. For a place like Lugton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Common questions in Lugton
Can you help a landlord with a rental near Dunlop station?
Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do you cover Lugton for external mastic?
Yes. We work across all of Scotland, and Lugton is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
How long does external mastic last?
It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Can you match the colour of my brickwork?
We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Keep soil, plants and ivy away from the joints
- Act on the first splits you see
- Never let anyone fill a movement joint with mortar
- Ask before painting over external sealant
Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
- Render that is blown, hollow or coming away
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
