External mastic in Shillford

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. If you’re dealing with movement joints with cracked, split or missing sealant and joints pointed up with cement by mistake, we can put it right.

External sealant needs dry surfaces, so outdoor work around Shillford is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Whatever the size of the job, you get the same 12-month guarantee in Shillford and across East Renfrewshire.

How we quote for external mastic

We quote each job individually. This is what makes a difference:

  • The type of sealant required
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • Whether it has been sealed before
  • The type of property
  • Pictures of the joints, sent by email

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before any work starts.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Render that’s blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Walls and rooflines in Shillford

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Rented homes near Neilston station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to Caldwell Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Why deal with it now?

Sealing over the top of old mastic doesn’t hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Shillford questions

Is Shillford in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Shillford is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can you help a landlord with a rental near Neilston station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

How long will you be here?

A typical job takes anything from a few hours to several days, depending on the building, including the preparation. Your quote will say how long we expect yours to take.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Why do you put foam in the joint first?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

How long does external mastic last?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to several days, depending on the building. Outside jobs in Shillford need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Get split or bare joints resealed while the damage is small
  • Clear growth from the base of walls and joints

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

Surface by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
