Need external mastic in Eaglesham?

Eaglesham: your questions answered

Can you help a landlord with a rental near Thorntonhall station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Will you come out to Eaglesham?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

External mastic for homes and businesses in Eaglesham

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and joints between brick and frames, and people most often call us about failed seals between different materials and joints with sealant missing in places.

External sealant needs dry surfaces, so outdoor work around Eaglesham is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Different surfaces, different methods

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.

How we quote for external mastic

Call for a quick quote. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Asking for a quote

When you call or email, these details help:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • What’s wrong with the joints now
  • The rough size of the job

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Check external joints each spring
  • Tell anyone working on the walls about the movement joints
  • Check the sealant is paintable before painting near it
  • Keep high-pressure jets off the joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Eaglesham depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When to call us in Eaglesham

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall and speed up the damage.

Keep an eye out for any of the following:

  • Rigid filler in a joint that should flex
  • Joints where the bead has come unstuck
  • Joints with sealant missing in places
  • Damp patches traced to an open external joint

If you live in an older home near Carswell Church and Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Comparing quotes

  • Who does the work, and how experienced they are
  • How long the guarantee is
  • Whether VAT is included
  • What happens if they find a problem under the old sealant

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Failed render or damaged cladding panels
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What external mastic looks like in Eaglesham

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

If you let a flat or house near Thorntonhall station, outside joints that have cracked can let damp into a rental, so check them between lets.
