External mastic in Giffnock

On houses, flats and commercial buildings across Giffnock, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you’re dealing with water getting into walls through failed joints and sealant pulling away from one side of the joint, we can help, whatever the surface.

Scottish towns like Giffnock mix older stone buildings with newer estates of brick, render and uPVC trims. Older buildings tend to leak at gutter joints, newer ones at dried-out movement joints.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Different surfaces, different methods

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best.

What happens if it’s left?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Private landlords in a town like Giffnock must keep homes wind and watertight under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Quotes for external mastic in Giffnock

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The size of the job
  • Mould in or behind the old joints

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it has been sealed before
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Questions from Giffnock

Is external mastic in Giffnock guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Giffnock in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Giffnock is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

What colours does the sealant come in?

The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

What do you need from me for a quote?

A short description and the location. If we need more, we’ll ask.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. A visit in Giffnock needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

What we are called out for in Giffnock

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall and speed up the damage.

Keep an eye out for these signs:

  • Plants rooting in failed movement joints
  • Cracked joints where brick meets render or frames
  • Rain getting behind render or cladding at a joint
  • Leaking joints around cladding and façade panels

If you look after a building such as Hillpark Secondary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What your quote should include

  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not
  • Whether they’re fully insured
  • When the joint can take water or movement

How to choose a mastic man

What external mastic looks like in Giffnock

The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Orchardhill Parish Church and Hall, the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Williamwood station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

When something else is needed

It helps to know what we cannot do:

  • Damp that isn’t coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
